One of the articles said Bermender was an in-patient at a psychiatric hospital, not necessarily the case but perhaps he had some cognitive impairments (beyond those required to clean a gun with a bullet in it).

A quick Google suggests Mr. Bermender only passed in 2020.

No. The property must remain “held” by the same entity/person after 1979. So you have to purchase the entity (thus no property transfer).

Transferring these old clubs is a whole ordeal. You essentially have to purchase the entity that holds the property to prevent it being transferred after 1979 and losing the ability to use it for recreation. I’ve been trying to find something suitable to do so for the better part of a decade.
