Seems almost impossible this will happen. Black run is so beloved by people in Marlton and this would really impact it. Also kettle run isn’t designed for that amount of traffic with Tomlinson mill being a horrible light and Braddock out to 73 not much better. Samost already destroyed a population of Timbers with the sanctuary, can’t imagine the commission allows this debacle again. Have no knowledge but hopefully a smaller development or a deal with state or someone else to preserver.

My little 1,000 sq ft home is all by itself and my property includes wetlands with a 300 foot buffer. Kind of surprised that a 270-home development wouldn't require an even larger buffer, and it's only "recommended" that they respect it. But I suppose I shouldn't be surprised. ;)

The maximum wetlands buffer for development projects within the nine Pinelands Management Areas is 300 feet.

There are two avenues for reducing the buffer, which include seeking a Waiver of Strict Compliance, under very specific conditions, or working through the Pinelands Buffer Delineation Model. The model takes into account all site specific information, including proximity to existing development, proximity to known T&E species and habitats, proximity to public land and other factors. After completing the model, a numerical value is calculated and the required buffer is determined by that value.

Knowing the area fairly well, I believe it will be very difficult to demonstrate to the Commission that they should yield on the 300 feet buffer, except perhaps in the vicinity of the old airport.

Thanks Scott, that's pretty much what I assumed. But just using layman's "logic", wouldn't clearing a huge amount of land and building 270 homes threaten a wetlands area more than one isolated house in the middle of a big forest? Seems like you would want a larger buffer zone to minimize the impact from runoff and other problems inherent in development. But I guess it doesn't work like that...

I just received the attached Memo in work a few minutes ago.
Interestingly, there is a proposal to change the Black Run Watershed Pinelands Management area designation to Forest from the current, Rural Development. They better hurry up.
